A heritage assessment concluded that the site is located adjacent to, and possibly within, the site of St Mary Magdalene Leper Hospital. Archaeological investigations on an adjacent site had revealed that the area had the potential for significant archaeological remains to survive. However, the assessment also concluded that the construction of the existing building would have removed archaeological remains within most of the site. As the proposed development would occupy much of the same footprint as the exisiting building, the asessment concluded that the potential archaeological impact would be limited to the fringes of the development area. Following Orion Heritage's negotiations with the LPA's archaeological advisor, planning permission was granted with no pre-determination evaluation works. Permission was granted with an archaeological condition requiring investigation work following demolition of the existing building.  

The assessment established that the proposed development would have no impact on the significance of any nearby listed buildings.
